Frequently Asked Questions
-
Sopris Homes has been building custom homes in Boulder and across the Front Range for over 30 years. In that time we have completed projects ranging from multi-generational estates exceeding 19,000 square feet to Net Zero rebuilds for families displaced by the Marshall Fire.
-
We build throughout Boulder County and the surrounding Front Range, including Boulder, Golden, Longmont, Berthoud, Louisville, Superior, and the communities we develop ourselves. Current active communities include Renegade at North Table in Golden, The Farm at Woodridge near Longmont, and Heron Lakes in Berthoud.

Yes. Sopris Homes is a founding member of Built Green Colorado. Our commitment to energy-efficient, environmentally responsible construction goes back to the founding of that organization.
About Sopris Homes
-
A fully custom home starts with your goals, not a floor plan we hand you. We work with you alongside architects, engineers, interior design consultants, and exterior colorists to design a home from the ground up around how you actually live. You have input on layout, structural decisions, finishes, and the details that most builders treat as fixed.
-
No. We can build on a lot you already own, or we can build on available homesites within our communities. If you have a specific location in mind somewhere else on the Front Range, reach out and we can talk through what is possible there.
-
The timeline depends on the size and complexity of the project, but most custom builds run between 12 and 24 months from design through final walkthrough. A significant portion of that time is design, planning, and permitting before construction even begins. We establish a realistic schedule at the start and keep you informed throughout.
-
Each build has a dedicated project manager who oversees the schedule, coordinates with subcontractors, and serves as your primary point of contact during construction. We establish communication expectations at the start of the project so you always know who to call and how often to expect updates.
-
High R-value insulation, high-efficiency mechanical and plumbing systems, and multi-zone heating and cooling are standard on every project. We also incorporate mechanical ventilation, heat pump systems, air filtration, fresh air exchange, and humidification systems to support healthy indoor air quality. Every home is built with an exterior drainage plane to protect against moisture infiltration and mold. Solar and Net Zero certification are available depending on the project.
Custom Home Building
-
A pre-designed home is a residence that Sopris Homes has already designed and is preparing to build. The architecture, floor plan, and key features are established, but because construction has not started yet, there is still room to personalize the home through finish selections and certain design choices. It is a middle path between a full custom build and a move-in ready home.
-
Current pre-designed homes include a net-zero ranch at 5083 Cottonwood Drive in Boulder's Gunbarrel Green neighborhood, 3,262 square feet with 4 bedrooms and 5 baths, and a 6,148 square foot mountain contemporary at 18285 W 57th Place in Golden's Renegade at North Table community, with 4 bedrooms, 7 baths, and Front Range views from a cul-de-sac lot backing to open space. Both are listed at $3,100,000. Additional pre-designed homes are added as new projects are planned, so check back or contact us directly.
-
Yes. Pre-designed homes carry the same construction standards, energy efficiency features, and craftsmanship as everything else we build. The difference is the starting point, not the quality.
Pre-Designed Homes
-
We take on major remodeling projects where the scope fits our capabilities as a custom builder. That includes whole-home renovations, significant additions, and full rebuilds. We do not take on smaller scope work like isolated kitchen or bathroom updates.
-
Our Marshall Fire rebuild projects are a good reference point. These were complete reconstructions of homes that had been destroyed, managed by Sopris from design through construction. We incorporated fire-resistant materials, updated energy systems, and new architectural design into homes that rivaled anything we build from scratch. Benchmark Horizon, one of those projects, is a 7,257 square foot Net Zero home in Boulder County built entirely to replace a fire loss.
-
Yes. We have direct experience with Marshall Fire rebuilds and understand the particular challenges involved, including working within insurance frameworks, navigating updated building codes, and rebuilding on established lots in established neighborhoods. If you are still navigating a rebuild, we are happy to talk through what the process looks like.
